It is important to apply sealers for the concrete floor of your garage to prevent it from absorbing stains, oil spills, harm chemicals and deicing salts. The reason why it is so important is because concrete is permeable which means that it is capable of absorbing any liquid it comes in contact with. Over time, the liquid can cause harm to the concrete by consuming itself from the ground up.

Sealers help by extending the life of your concrete floor and maintain its cleanliness. It keeps the floor from absorbing anything so that it stays dry and durable. If you’re not sure if your concrete floor is passed its durability, there are signs and indicators. If it appears to be popping or peeling in certain spots, chances are that you might need to call a professional for restoration.

There are a lot of sealers in the market, and many of them claim to be the best. How on Earth can you possibly choose? For one thing, there are two different types of sealers. The first one is penetrating sealers. This seal seeps through the pores of the concrete that ends up expanding to fill in  the cracks and hairlines inside. This turns the concrete into a hard mass. This particular sealer does not change the appearance of the concrete floor.

The second kind of sealer is called film forming sealers. It is a protective film that stays only on the top of the flooring. This seal does its job by simply blocking any type of liquid from seeping inside. Film forming sealers are attractive in appearance as they highlight and darken the features of the concrete. However, one downside about this sealer is that it can be slippery when wet.

Film forming sealers can be subcategorized into three parts: polyurethanes, epoxies, and acrylics. The most popular ones are the acrylics because they are inexpensive and easy to apply. Simply use rolling paint to administer the seal and it will be dry in about an hour.

Deciding between the two can be a bit uneasy, but both sealers are used quite often by different types of people. Either way, having a sealer on your garage floor is more important than nothing at all.
